Aqua Vista: two 18 story high-rise towers located in Little Italy.  Aqua Vista is located on the corner of Beech and Columbia and is within walking distance to unique shops, restaurants, and boutiques of the Little Italy neighborhood of Downtown San Diego.  Monthly HOA fees are "moderate plus" as the complex features full-time security, concierge staff and full-time valet parking, fully equipped gym.  These luxury amenities and staffing tend to keep the HOAs on the higher side.  There are a wide selections of very unique floor plans at Aqua Vista ranging from 1-bedrooms up to 2-bedroom penthouse units.  Upper floor units feature very nice views of the Bay, City, and North San Diego.  Amenities at Aqua Vista include: valet parking, beautiful 8th floor pool deck and recreation area, fitness center, and concierge staff.  The limitations of Aqua vista are the high HOA fees due to valet parking.  Additionally, Aqua Vista was a condo-conversion, and therefore, appointments and storage may need to be corrected per unit for homeowners.
