Park Blvd East: located on the corners of Island and Park in the East Village, Ballpark District.  Park Blvd. East is a mid-rise complex of steel-frame/wood construction, and was completed by Western Pacific Housing in 2005.  Park Blvd East is right along the 12th Avenue Park-to-Bay Link, and is a couple blocks  from Petco Park.  HOAs are moderate relative to other downtown properties. Highlights include: the complex is interesting, as it has traditional apartment style condos mixed in with unique ground and top floor loft units featuring: unique floor plans, high ceilings, spiral staircases, and rooftop terraces.  Park Blvd East features both Interior courtyard and street facing units.  Because it is a steel framed/wood building, the buyer needs to pay close attention to common walls (as noise attenuation issues could affect value).  Additionally, the complex is along the Park-to-Bay Link requiring the buyer to analyze the impact of the trolley stops.  Park Blvd East is still a part of the transitioning neighborhood with lots of surrounding construction, so the buyer needs to be patient while realizing there is an upside potential for price appreciation.  However, the growing price per square foot will allow a buyer to purchase more unit square footage and potentially better view and complex location.
