The Mills @ Cortez Hill,  two buildings, one located on the corners of 6th and Cedar, and the other located on the corners of 7th and Cedar, in the Cortez Hill neighborhood.  Both buildings are mid-rises made of steel-frame/wood construction and were completed by Skandia Real Estate Group in 2004.  The Mills is within walking distance to Balboa Park, close to Little Italy and Southern Hillcrest.  Monthly HOAs are moderate relative to other downtown complexes and amenities include a gym, pool table, and three levels of underground parking.  Investment opportunities and selling features of the Mills include: the building being moderately priced, some of the unique floor plans include street-level town home units and top floor contemporary loft units, the building features a historical landmark community center, the ground floor of the complex features World Market (natural market & deli), and the community within the complex is very close nit.  Some of the units, however, are close to the S-curve of the 5-freeway causing noise issues that need to be closely analyzed.  The Mills is a great opportunity, well worth looking into.
