New Condos Might be on the Plans for Downtown San DiegoNat Bosa, the developer for several high rises in Downtown San Diego is planning to begin building another one within a year. This would offer more living options in Downtown and also provide a boost to the local economy in the form of job creation.

The San Diego Union Tribune reports in the article “Condo project OK’d; starting price $750,000” that Nat Bosa has been approved to begin construction on a 41-story new building in the Columbia neighborhood. The lot is located right in front of the Electra building and The Centre City Development Corporation unanimously approved the planned project last Wednesday. The size of each individual unit will range from 954 to 2,503 square feet. The starting price for units will be about $750,000. The estimated cost for the 232 unit tower is about $250 million and is slated to be completed by 2016.

As the city of San Diego grows, the options for Downtown San Diego Condos will steadily increase. New buildings, such as this one, will only enhance the San Diego skyline and ensure the city keeps the nickname of “America’s Finest City”.

As July 12th approaches, thousands upon thousands of fans will converge at the San Diego Convention Center down in the Marina neighborhood for the annual Comic-Con.

With brands such as HBO, Warner Bros, and Dreamworks in attendance, there is sure to be a wide variety of fans from all over the country.

The event itself runs from July 12 through July 15. With ticket this year selling at a record pace, there will be plenty of hardcore fans attending everything from celebrity panels, special previews, and roaming the convention floor.

Give your feedback on the new  Lane Field Hotel ProjectThe new proposed Lane Field Hotel Project in the Columbia neighborhood of Downtown San Diego will contain of 400 hotel rooms in two different buildings. One building will be the Hilton Garden Inn and the other will be the Hilton Homewood Suites. Today, the location is contained by a large public parking area and the San Diego Tourist Center. This is also the spot that used to be home for the San Diego Padres.

The Port of San Diego would love to get your opinion and feedback when it comes to designing the project. According to the San Diego Business Journal and the article “Port District Hosts Workshops on Lane Field Hotel Project” two workshops are being held at the Port of San Diego Administration Building on Pacific Highway on June 28th and July 12th from 5.30pm to 7pm. It should be a very interesting workshop where many home owners, residents and the developement team get together to make this project the best it can be.

Reasons why Mortgage Rates are at a record lowIf you are a potential Downtown San Diego Condo investor or currently looking to refinance, now is a great opportunity to take advantage of historically low interest rates.

According the Wall Street Journal’s article “Why mortgaged rates are so low”, interest rates are nearing their lowest point on record. The average rate for a 30-year fixed-rate mortgage for a home in Downtown San Diego was 3.71 percent for the week that ended on June 14.

Interest rates themselves are determined by the policies of the Federal Reserve and the overall economies of the United States and other countries. The reason rates are so low now are a mix of investors moving into what they consider safe havens, and the fact that there hasn’t been adequate good news to push rates higher.  Interestingly enough, home values are not going up as quickly as historic trends would dictate, even though prices seemed to have stop going down. Even with these facts, low rates will not last forever. The Mortgage Bankers Association forecasts the 30-year fixed-rate mortgage to end 2012 at a rate of roughly 4.2 percent.

Financing for a Downtown San Diego Condo or a Downtown San Diego Loft can sometimes be difficult. Why not make the process a little easier by taking advantage of the situation and getting the lowest rate possible?

Downtown San Diego Hotel Project Given the Green LightA new hotel is on its way to Downtown San Diego, and the CCDC and Jonathan Segal are developing it. According to the article, “CCDC Approves Hotel Project at Fat City Site”, from the San Diego Business Journal, the Centre City Development Corp. (CCDC) has approved a new 364-room hotel project on site of the former Fat City/China Camp restaurant site. Located in Little Italy, the site will integrate the Art Deco-style façade of what used to be the Top’s Nightclub. The next phase is to bring the project to the attention of the San Diego Planning Commission.

The current project calls for a 239,000 square foot building that contains both a standard and all-suites hotels. The plan includes two pools, spas, meeting rooms, gym facilities, retail and restaurant spaces, and underground parking. Construction is scheduled for early 2013. This plan along with the North Embarcadero Visionary Plan will no doubt modernize a lot of things and make Downtown San Diego much more beautiful.
