According to the article,(http://www.dqnews.com/RRCA0807.shtm) 35,185 new and resale homes were sold last month. It is down from the previous year and about half of what was being done in ‘04 but I think the fact is that 35,185 new and resale homes were sold last month. That is still a lot of activity for a place where the sky is falling. As I believe, if you are looking for your home-the place you will sleep, hang your hat, have dinner parties, read your child a bedtime story and cheer on the padres from your couch- then it is always a good time to buy. Stop renting and start receiving tax benefits for home ownership. Stop paying for someone elses retirement investment and begin yours. Take control of your situation and don’t let others dictate it for you.
The Median home price going down means one thing. More lower priced homes are selling than higher priced homes. When the Median goes back up it means that higher priced homes are selling. Thank you John Madden for teaching me to state the obvious. Typically, when a median goes down, it is because more of the starter style homes, condos/conversions etc. are being sold as opposed to the higher end homes/estates that command a higher price. It is just an average of what is selling. It is not indicative of the ability to sell or buy. Homes are still selling- period. Some homes have a long market time, others have very little market time. It all depends on demand of a particular style of home. Particularly in downtown. The demand for a Loft, 2 bedroom, 1 bedroom or studio will vary.

We had the opportunity to walk a client into Alta the other day. I was absolutely impressed with the final product. Alta is a community that was designed with very hi-end appointments throughout the home i.e. wood flooring throughout the entry, kitchen and living areas and in some cases the bedroom as well. Normally, there is a better than usual berber style carpet in the bedroom. The closets have buildouts instead of the usual pole and shelf. Slate flooring in the bathroom as well.
The community was created with an emphasis on awesome amenities, hi-end features in the home and good sized patios that make up for smaller square footage. It is possible to continue the livable space outside. pretty Cool. They are in a builder close out mode. That is fantastic news for those looking to buy right now and take advantage of a great opportunity. One of the little things I noticed that would probably not even be thought about is the set up for moving in. There is a seperate entry and elevator for all the moving which keeps it out of the lobby, main elevators etc.
Amenities include a lap pool, hot tub, state of the art fitness/aerobic center. Community room with huge flat screen and pool table. Monitored public parking is right across the street as well. Location is everything, and this is located on the border of the Gaslamp and East Village/Ballpark district. Remember, it is always important when considering a new development to be represented by a Realtor who can help with the floorplan/view analysis, look over all the paperwork that the developer has the buyer sign and to protect the buyer throughout the transaction. It is of no cost to the buyer. The Seller/developer covers all Realtor costs.

We need more Parks in Downtown San Diego! I am a downtown San Diego resident, along with approximately 28,000 others, and love walking out my front door and being surrounded by a vast arrary of culinary delights, the constant motion of people, Padres games, shopping and nightlife. However, there are moments when I would like nothing more than to sit somwhere green, in the shade and read a book, and altogether, momentarily escape from the downtown commotion. We do have the amazing Balboa Park, but I’m talking about inner-city parks. Downtown San Diego is filled with runner’s, walkers, bicyclists, dog owners and young urban families. So, when I read this article below I was thrilled to hear that the Centre City Development Corp. is seeking a consultant team to prepare a needs assessment for parks, open space, and recreational opportunities in Downtown San Diego.
