The Broadway Cruise Ship Terminal in the Columbia District in Downtown San Diego is now taking shape. The 52,000 square feet steel structural frame of the terminal is being erected on the pier near the corner of Broadway and Harbor Drive. On December 14th 2009 the delivery of 1,200 tons of structural steel started arriving and expects to be trucked in daily.

The columns for the frame will be 44 feet tall and will weigh five tons each. A crane with a 70 ton capacity is on the pier to set the steel columns in place for the terminal building. The installation of the steel is expected to completed by the end of February 2010. The completion of the terminal is to be expected in early October 2010.

                                                                                                                                                                                                                                                 The Port of San Diego is the main sponsor of the “Big San Diego Bay Balloon Parade” that will take place on Wednesday December 30th, 2009 at 10am at Harbor Drive on the North Embarcadero in Downtown San Diego. “Jack Box” of Jack in the Box fast food fame, will lead the parade which is the 19th annual one. Jack in the Box was founded in San Diego in 1951 and has been a household name in 17 states. The Parade is famous for its giant helium balloons and has outnumbered the “Macy’s Thanksgiving Day Parade” in New York City by eight balloons.

Another big hit of the parade is the marching bands. The University of Arizona and University of Nebraska marching bands will be performing, along with Marine Band San Diego, Navy Band Southwest, the Salvation Army Band and 10 others. Jack will also be the Honorary Chairman of the 32nd annual Pacific Life Holiday Bowl Game where the kickoff is at 5 pm the same evening at Qualcomm Stadium.

There will be 17 specialty units, ranging from Ballet Xochitl to the United States Marines Hummer team. The two competing football teams will present their floats and a float designed by a local elementary school student will be featured. Other floats include the parade’s opening float with the grand marshal, a wiener dog float and a float from the event’s presenting sponsor, San Diego County Credit Union.

Just before the parade, the excitement builds as more than a thousand runners compete in the annual Bumble Bee 5K run. The race starts at 9:45 a.m. at the corner of Harbor Drive and Ash Street, heads South on Harbor Drive behind the San Diego Convention Center and makes a loop through Embarcadero Marina Park North. It ends near Tuna Harbor Park and the G Street Mole in the Marina District.

About 100,000 spectators are expected to view the parade, along Harbor Drive from Grape Street to the Broadway Pier. The parade will air live locally on Channel 4 San Diego.

Parade parking can be a little tricky. The Port of San Diego encourages carpooling or use the public transportation. The San Diego Trolley has convenient stations with service to the Harbor Drive and Ebarcadero areas with free and paid parking lots.

                                                                                                                                                                                  The Little Italy Association is a collection of residents including Downtown San Diego Condo home owners and Downtown San Diego Loft home owners in the Little Italy District who share a common interest in the positive development of this budding neighborhood. It’s open to renters, home owners, business owners and for anyone who care to see and contribute to the growth of this area of Downtown San Diego. This group needs participation not only in its meetings but in its community projects as well.

The Little Italy Association Board of Directors Meetings will be held at the Lady of the Rosary Parish Hall (1654 State Street) in Downtown San Diego from 8:30a.m. - 10:00a.m on January 1st, 2010.

                                                                                                                                                                                                The Mortgage Proteciton Program has benefited more than 3,100 first time home buyers in California including Downtown San Diego Condos and Downtown San Diego Lofts home buyers at no cost to the consumer. California Association of Realtors is now extending the program through December 2010.

The C.A.R.’s Housing Affordability Fund provides up to $1,500 per month, for up to six months, to eligible first time home buyers who lose their jobs due to layoffs. The funds are intended to help consumers meet their mortgage payment obligations. Qualified co buyers can also participate in the program, and receive monthly benefits of $750 per month for up to six months.

The goal with the C.A.R.H.A.F. Mortgage Protection Program is to help alleviate some of the anxiety home buyers feel when purchasing a home by providing a layer of security.

The qualifications for the program are:

• Be a first-time home buyer – someone who has not owned a home in the last three years
• Open escrow April 2, 2009, or later, and close on or before December 31, 2010
• Use a California REALTOR® in the transaction
• Purchase the property in California
• Be a W-2 employee (cannot be self-employed or military personnel)

                                                                                                                                                                                                                                                                                                                                                                                                                                          The annual 20 year traditional firework celebration 2009/2010 will not happen this New Year in Downtown San Diego!

An environmental group is threatening to sue to make sure the organizer have the proper right permits. The Port of San Diego Tenants Association usually helps with funding the celebration but this year decided to cancel the show.

The victims are not only Downtown San Diego Condo and Downtown San Diego Loft home owners, residents and visitors but also local businesses. There might be as much as thousands of dollars being lost as the result of people not coming down to Downtown San Diego to watch the show.

The Port of San Diego’s spokesperson said the association president told him they felt uncomfortable putting on the New Year’s Eve show without the proper permits and the threat of a lawsuit.

The Coastal Environmental Rights Foundation says it doesn’t want to shut down the fireworks show, it just wants the port to get the permits so the fireworks shows are legal and safe for the environment.

The port argues there’s not enough time to file the permits before New Year’s Eve.

Best residential viewing spots overlooking the San Diego Bay would usually be from Harbor Club, Horizons, Pinnacle, The Meridian, City Front Terrace, Park Place, Electra, and The Grande. This year, residents and visitors will need to find some other traditional celebration for New Years Eve.
