The Chargers Plan for New Stadium in Downtown San Diego Delayed

Update - New Chargers Stadium in Downtown San Diego DelayedThe plan of having The Chargers in the East Village/Ballpark District in Downtown San Diego has moved closer to an agreement but the possible project might not happen until the spring of 2013.

The Chargers have decided not to break its lease with the City of San Diego this year as it would cost them about $24 million. For each year that passes all the way up to 2020, the Chargers would be able to relocate by paying a fee to the city that decreases with about $2 to $3 million a year.

There have been discussions about if The Chargers would change their current location to San Diego or Los Angeles but for now it seems like its leaning closer to San Diego as Los Angeles stadium plans have slowed down.

Another idea that has been talked about is the plan that would combine the Convention Center Expansion and the New East Village Charger Stadium. Both Dean Spanos and Sanders spokesmen have now announced that they are looking for common ground.

Downtown San Diego Condos and Downtown San Diego Loft homeowners are all in support of this infrastructure and the value that these developments would have on businesses and the different neighborhoods in Downtown.

Downtown San Diego Real Estate Update

Downtown San Diego Real Estate UpdateHere is some great information on what is going on with the Downtown San Diego Real Estate market where the graph above is showing us how many Downtown San Diego Condos and Downtown San Diego Lofts that were sold in October compared to November 2011.

There were 61 sales for the month of November with 82% of them selling under $500,000. However, we did have 3 sales over $2,000,000 this month in Downtown San Diego which helped increase the average sale price for the month to $457,491. This is up 15% over the last month. Cash sales were also strong accounting for 54% of all transactions in November.

Jerry Seinfeld at the Civic

Downtown San Diego’s  Civic Center, located in the Core District, has received a lot of press over the years with public opinion of whether or not money should (or even can) be allocated to it’s redevelopment. Regardless of this ongoing debate, the Civic continues to offer residents of Downtown San Diego and beyond some great entertainment.

This Saturday, January 7th, Jerry Seinfeld will be in town with a live stand up comedy show at the Civic. How fun would that be to hear his take on life these days?! I mean, if we can’t get any new episodes of Seinfeld on TV then this is the next best thing, right? He’ll be doing two shows Saturday evening at 7pm and 9:30pm and tickets are still available. I don’t know about you but this man makes me laugh!

So if you are looking for a good laugh this weekend to keep you in the rejuvinated and exciting spirit of the beginning of a new year, head down to the Civic and see Jerry himself. I’m sure he’ll give you a good chuckle at least!

The San Diego Union Tribune recently wrote about major Downtown San Diego building projects that either already started construction or some that are planning to. Either way…many different projects are in the plan and the total amount for all the major projects goes up to a cost of $13.4 billion where all of the projects are planned to be finished no later than 2016.

The Quiet Zone Project has Been Delayed

The Quiet Zone Project has Been DelayedThe so longed for completion of the Quiet Zone Project in Downtown San Diego is not going to be finished as planned. The CCDC (Centre City Development Corporation) announced that the project will take longer due to difficulties related to transitioning to new train signaling, timing and safety systems.

The Quiet Zone Project was supposed to be completed in March 2012 and many Downtown San Diego Condo home owners in nearby complexes such as Bayside, The Grande, Breeza, Treo and Electra are concerned about the delay as the new completion is set for late Spring 2012.

Big Plans for San Diego Bay

Big Plans for The San Diego BayThe San Diego Bay right outside Downtown San Diego is usually a very peaceful place with not too many activities going on. Of course you have the Hornblower Cruises, private sail and motor boats, the cruise lines and other vessels but it’s still a pretty quiet place to be.

New big plans are up for discussion on what could be a possibility to happen during 2012 and 2013.  Lewis Siris, a New York based event planner, has a plan where the bay would be like a Las Vegas or Disney shaped place with sculptures in the shape of sea monsters as well as dance performances, boat races, and art installations. Lewis has presented the San Diego Unified Port District board with a report titled “Re-Eventing San Diego Bay” that includes small and big events for the coming 18 months.

Should the board want to move forward with the $300,000 annual action plan we will shortly see action going on as Lewis already have plans starting in March 2012. For more information about this project read the San Diego Union Tribune’s article Bikes, boats, floats coming to waterfront?.
