Downtown San Diego Real Estate Caravan Highlights – 6/27

By Mike in Caravan Highlights|Downtown San Diego Real Estate|June 2013 with 0 Comments

Today’s Downtown San Diego Real Estate Brokers Caravan featured a couple of outstanding opportunities to purchase in the desirable East Village neighborhood. There were a total of 17 units featured today for open houses, which is a fantastic sign of the recovery that the Downtown San Diego Real Estate market is starting to experience.

Downtown San Diego Real Estate

The first standout unit of the day is an ultra modern town-home at The Mark at 820 Island Ave. These two-story, street level, walk-ups are rarely on the market and are a treat to look into when they become available. The unit itself features 1581 square feet across the two level home. Two private patios (including one on the rooftop) add space for entertaining and/or relaxing. This particular home has been completely upgraded on every front.

The unit has a complete home automation system built in throughout. Recessed lighting and speakers are a few of the highlights and are under the complete control of the owner, with controls installed all over the home, so you’re never more that a few steps away. The modern kitchen looks amazing and features stainless steel, GE Monogram appliances. The onyx counter top on the island also features built in lighting, which gives off a really cool glowing look. The current owner has ties to the nightlife industry, and even had a custom DJ booth built in as well. Located off the kitchen, the raised DJ booth can be the centerpiece of any homeowner looking to throw a great party. If the built in DJ booth is not for you, it can be easily removed though and can open up additional kitchen/dining space.

The 2nd bedroom is located on the entry level downstairs and connects to a completely upgraded, Jack and Jill bathroom, perfect for guests. Upstairs, the master bedroom is very spacious and has an alcove built off to the side where the current owner has an office set-up. The rooftop patio can be accessed from the upstairs hallway and there is plenty of storage space as well. Surprisingly, the master bedroom also has a small loft located above with a spiral staircase to access it.

This town home represents a unique opportunity to own a modern, Downtown San Diego Townhome at a fantastic complex. The Mark is truly one of the East Village’s finest condo communities and feature some of the best amenities in Downtown San Diego. The Mark amenities include: A spacious fitness center, heated pool/spa, large grass area, private courtyard entrance, gated/underground parking structure, business center, 24-hour concierge/security, and a healthy HOA. The building has retained their FHA and VA approval certificates and has no threat of litigation, making financing very simple. Thank you to Prem Advani, and the Advani Realty Team for presenting the open house.

Downtown San Diego Real EstateOur second highlight from today’s Downtown San Diego Real Estate Broker’s Caravan was at the other end of the spectrum. This 718 square foot studio at M2i in the East Village was just recently listed on the market by Jorge Verdugo and the team at City Consulting Group, and we had the opportunity to stop by and look around for a bit. This home is located in the heart of the East Village between Market St and Island Ave (hence the building name M2i), just steps away from Petco Park and the new Downtown San Diego Library.

The unit itself is perfect for any home buyer looking for an open, loft feel, but not that coldness that most “unfinished” loft units have. The home features light maple floors and a walk in closet. The ceiling still kept the exposed cement look but the walls have been drywalled over to give a “finished” look. A small balcony allows for some extra space to enjoy the south facing view back out onto Island Ave. Keeping in line with the majority of homes in M2i, this unit has an upgraded kitchen, featuring stainless steel appliances and granite counter tops. There is also a built in divider already in place to help separate the unit a little bit, but is not permanently attached, and can be moved if wanted.

M2i is also one of the few buildings in Downtown San Diego that has kept their FHA/VA certifications active and has no litigation problems. HOAs are definitely on the low side compared to other Downtown San Diego Lofts and the complex is always kept in great shape. M2i amenities include: Secure entry, a large fitness center, rooftop terrace overlooking Island Ave, and gated/underground parking.
