We previewed this East Village Loft for sale at Park Loft on the corner of 9th Avenue and Island Avenue last Thursday and were pleasantly surprised with what we saw. The unit itself is a ground level unit, meaning that it has its own direct street access. This may be right up some buyer’s alley, especially a pet owner, but could potentially turn off others.
This home is a spacious, loft style home with fantastic, contemporary touches. The modern kitchen features a great tile/glass backslash that rises from the tops of the quartz counters to the top of the cabinets. Stainless steel appliances and custom lighting features accentuate the modern feel. The owner has done a great job with the open layout, and because of the large space, a new owner would have the option of building out up to two bedrooms if desired. The key loft features have been kept intact, such as the concrete ceilings and exposed air ducts and pipes.
Park Loft is one the most centrally located of the East Village Lofts and is just a short distance from Petco Park, great restaurants, and exciting nightlife. The complex features secure/fobbed entries, and gated underground parking. Park Loft HOA’s are a little bit on the steep side for the amenities that are included, a large fitness center being the only amenity to really speak of.
Overall, the East Village has been one of the hottest neighborhoods in Downtown San Diego Real Estate. 22 of the 76 total Downtown San Diego condo sales in February 2013 came from the East Village alone. In a recent report provided to us by our partners at First American Title, we learned equity in East Village Lofts rose around 13% between 2011 and 2012 and are pacing that mark again between 2012 and 2013.
