Aria #1102 in the Cortez Hill District of Downtown San Diego is a very unique floor plan with great light, and a positive/ contemporary feel. As soon as you walk in the front door, you eye will be drawn to the East Facing floor to ceiling windows of the living room with an 11th floor Southwest orientation.

Most of the floor plans in Aria featured Living/Dining great rooms that open up to the kitchen…Aria 1102 is no different. The kitchen is very modern with its upgraded appointments. Stainless appliances, Cesar Stone Counter tops, brushed metal fixtures, glass tiles, and metal/fogged glass cabinets. The kitchen Island is Triangular in shape, but filled with under cabinets for tons of extra storage. The shape of the island gives good balance to the irregular shape of the kitchen cut out area. There are natural cut outs in the floor plan to define the Living area from the Dining. You can get a good idea of the shaping and space with careful review of the floor plan provided in the pictures.

Aria Unit 1102 is South East Facing with South corridor views to Mexico and the Coronado Bridge, and Cityscape/Mountains to the East on a clear day. The balcony is long and spacious, and serves as a great vantage point to take in all of the views that an 11th floor Aria unit has to offer. A positive feature that Aria condos included were entrances from the balcony from both the second bedroom and the Living Room. This provides good flow and potential cross breezes into the unit. Aside from the kitchen and bathroom tile, the unit flooring was upgraded with a contemporary white carpet. When fully designed this allows for the modern look, but softer and more comfortable feel when living in the home full time.

Aria developers appointed the building with great modern looking bathrooms. They have marble counter tops and contemporary sinks. The Master Bath features a “stand up shower” with a pocket door to maximize space, while the guest bath features a tub and large window for natural light. Aria developers appointed the building with dual climate controls in the living and bedroom areas. This is usually a feature that is reserved for true luxury buildings, but came standard in all Aria 2 bedrooms. For those Downtown San Diego Condo owners who like your bedroom cooler than your living spaces when you sleep, this will be a very valuable feature. To those who have who have not lived in or owned a Downtown Condo or loft, it may sound like it would be a small feature to highlight. However…it is all the small features that add up to a great living experience at Aria. Parking spaces for this unit are tandem, but only share one side with neighboring cars. This makes for easier entry and exit.

Aria is a great building for those homeowners who like Cortez Hill…”access to it all without living in the middle of it all”. It has great access to freeways and Balboa Park while sitting in a very quiet residential area of Downtown San Diego. Overall, Unit 1102 at Aria is a very nice representative of a two bedroom unit under the $550k price point. With over 1200+ square feet and 11th floor views, the Price Per Square foot calculates into a good value. Back in July, a “model match” Unit 802 sold for $535k. Unit 802 was not as high, but featured a very large outside patio space. ')}
