Weekly Downtown San Diego Real Estate Caravan Review – Part 1

Hey, it’s Jason here to recap this weeks Downtown San Diego Real Estate Caravan. There were 12 new listings to tour, here are my highlights. Heather will be back later to recap her favorites.

Downtown_San_Diego_Real_EstatePark Loft #312 (877 Island Ave #312, San Diego, CA, 92101)

What a cool loft unit this is! As soon as you walk in, you notice the loft-like features like the exposed concrete ceilings, open floor plan, and exposed pipes and vaulted ceilings. The unit is kept in perfect shape by the current owner. The kitchen is a standard, Park Loft kitchen, along the lines with most of the others in the building. The master bathroom has been upgraded though and features a Jacuzzi tub with a TV mounted in an optimal viewing position. A spacious patio runs along the backside of the unit and adds extra space for entertaining and/or relaxing. Being on the 3rd floor, and south facing into the courtyard, means that the unit will not get a lot of natural sunlight. Park Loft is an upper-moderate amenity building with relatively high HOAs. Park Loft amenities include: 24 doorman/concierge, full fitness center, community courtyard, and assigned gated/underground parking. Another fantastic loft unit was featured on the Downtown San Diego Real Estate Caravan today, this time at the M2i building in the East Village. This home is an open layout loft, with a built in slide which separates out the bedroom space. What makes this unit stand out among the others in the building is the extra large patio which runs along the backside of the unit. The modern kitchen features stainless steel appliances, granite counters, and a unique carbon-fiber water spout. Much like the Park Loft unit above, this unit also faces into the courtyard and is surrounded by landscaping, which may limit the amount of natural light that gets in. M2i is a moderate amenity building built in 2005 which relatively low HOAs. M2i amenities include: fitness center, rooftop deck with BBQs, onsite HOA Mgr, and gated/underground parking. This home is one of the reasons that I began a career in Downtown San Diego Real Estate. Electra 2206 is a gorgeous two bedroom, two bathroom unit in one of San Diego’s finest condo communities. This home features panoramic views to the west, south, and east. Luckily, we toured during the day and were able to see the amazing water views of the San Diego Bay I also know that this particular orientation is fantastic at nighttime as well with city views all the way through the Downtown Skyline to San Diego and Tijuana beyond. The current owner has done some fantastic upgrades throughout this home. They’ve removed the standard electric fireplaces, which are found in BOSA developed buildings all across Downtown San Diego. They also removed two half-walls, that used to shape out an office area in the living room, and created a “great room” feeling in the living area. Double balconies add plenty of extra space for entertaining and/or relaxing and enjoying the amazing views. The homeowners have taken care of the hardwood floors. This home even features a wonderful glass back splash along the outer kitchen wall, giving the home added character. If you’re considering purchasing a home above the million dollar mark, you need to include this home in your search.
